Is Fort Worth’s commercial real estate market an “entirely different animal” compared to Dallas? In this episode of Weaver: Beyond the Numbers, Location Cubed, Howard Altshuler and Aaron Grisz sit down with Andy Goldston, partner at Citadel Partners, and Cullen Donohue, market leader at Citadel, to dissect the unique dynamics shaping the DFW metroplex.
Key Points:
- Fort Worth’s office market is experiencing unprecedented demand that significantly outpaces new supply, necessitating crucial new developments to accommodate its rapid growth.
- The “flight to quality” in office space has accelerated post-COVID, with companies prioritizing premium environments and accessible retail/restaurant amenities to attract and retain top talent.
- Despite a softening from peak years, the DFW industrial market is stabilizing, with new construction moving toward a healthier and more sustainable pace.
Cullen highlights that “office right now feels like retail did, maybe, in the mid-teens, where people were saying retail is dead.” He explains that just as retail reinvented itself, the office sector is similarly evolving, with Fort Worth leading a unique charge. Companies are no longer just looking for functional space but for environments that foster culture and support employee well-being.
Andy notes that Fort Worth’s consistent population growth, which now surpasses one million, and its stable, long-term ownership base, contribute to a resilient market. This stability means office-to-other conversions are less common than in other major cities, as strong demand and a healthy market reduce the incentive for such redevelopments.
Howard asks when Fort Worth’s population will surpass Dallas’ population. Cullen answers,” I think the answer is there’s a pretty good chance, yes. When will that happen? That’s beyond me. I don’t have a clue. As long as people keep moving to Fort Worth, we’re happy — whether we’re bigger than Dallas, smaller than Dallas. I don’t see that slowing down.”.
